An appraisal is an impartial estimate of value of real estate, which is usually in a written statement setting forth an opinion of the value of an adequately described property as of a specific date, supported by the presentation and analysis of relevant data.
 
To obtain a professional opinion of the value of a property; you intend to purchase, sell, build, finance, or invest in, for protection against excessive tax assessments or capital gains payments, to verify damage claims resulting from fire or other disasters, for estate planning, accounting purposes, Family Law Act requirements, to provide a basis for fair compensation in expropriation, or, to assist in determining the most feasible and profitable use of a property.

  Mr. Kim Pate completed his studies in Montreal, Ottawa, and Toronto and began his real estate career in Ontario as a sales representative in 1986. Within two years he joined a Toronto-based appraisal firm, completing appraisals on residential, industrial, and commercial properties. In 1992, he obtained the CRA designation with the Appraisal Institute of Canada, and in 1995, joined the team at MacKay Real Estate.

An Appraisal Institute of Canada designation is not awarded, but earned after a rigorous program of education courses and supervised appraisal experience. A designated member has full liability coverage and is required to provide a completely objective opinion of value, independent of any other business interests. For these reasons, their appraisals are accepted by Canadian lenders, as well as judicial and regulatory bodies.
